“Top 25 Towns See Surge in Property Prices”

Rightmove has released data on the 25 towns that experienced the largest surge in property prices in 2025.

Topping the list is Hawick in Roxburghshire, Scotland, where the average home price rose by 18% to £148,633. Following closely is Durham, with a 15% increase to £251,339, and Stannington in Sheffield, recording a 12% jump to £264,078.

The report highlights that the top 50 areas have an average asking price of £270,711, significantly lower than the national average of £368,031, demonstrating the prevalence of affordable regions in the growth list.

In contrast to the national trend of a 0.6% decrease in average asking prices from 2024 to 2025, Scotland dominates the top 50 list with 12 locations, while the North West and Yorkshire & The Humber follow closely with 8 each.

Interestingly, London, with an average asking price of £679,782, did not make it to the top 50 for price growth in the past year.

Rightmove attributes last year’s price growth to affordability, with suburbs near city centers remaining popular due to businesses requesting more office attendance. Additionally, proximity to universities and major NHS trusts is a notable trend in sought-after locations.

Colleen Babcock, a property expert at Rightmove, emphasized the demand for homes within affordable price ranges, leading to increased buyer interest and subsequent price growth in those areas.
